Key Responsibilities

Market Research & Industry Analysis

  • Analyze macroeconomic, investment, and capital markets conditions to identify long-term structural trends across assigned sectors.
  • Monitor and analyze Metro Vancouver’s real estate market conditions across various asset classes, including economic indicators, vacancy and availability rates, absorption trends, new supply and development pipeline.
  • Track competitor activity including projects for sale/lease, under construction, or in planning, to inform site selection and investment strategy.
  • Develop and maintain proprietary databases of land sales, building sales, lease transactions, and development pipeline data to support market forecasting.
  • Prepare regular market reports, market snapshots, and investment thesis updates for use by Acquisitions, Development, Sales and Marketing departments.
  • Support senior leadership and cross-functional teams with ad hoc research and analysis on emerging topics, market opportunities, and strategic priorities.

Acquisitions Support

  • Gather and analyze property information, market comparables, and presenting research to support acquisition opportunities
  • Support and conduct financial scenario analysis (proforma, DCF, IRR, equity multiple, sensitivity analyses) to assess acquisition opportunities.
  • As needed, support the analysis and evaluation of acquisitions and dispositions, including underwriting, due diligence, and preparation of approval materials.
  • Assist in preparing extensive written documents including proposals and company information documents for business development and marketing purposes.

Other Requirements

  • A Bachelor’s degree in Business, Real Estate, Urban Land Economics or related field
  • 1-3 years of experience in market research, development underwriting, or valuations
  • Proficient in financial modelling data analysis, and researching skills with strong attention to detail.
  • Familiar with real estate market data platforms
  • Strong proficiency of Microsoft Applications including Excel, PowerPoint and Word.
  • Attention to detail and high level of accuracy.
  • Exceptional interpersonal skills with the ability to interact with colleagues at all levels and cultivate key partnerships to work collaboratively with internal and external stakeholders.
  • Strong written and oral communication skills with the ability to explain complex issues in a clear and concise manner and present information to stakeholders.
  • Self-starter with the ability to work independently, demonstrate initiative, and take ownership of responsibilities with minimal supervision.
  • Ability to meet deadlines and work under pressure.

Compensation

Salary range is $60,000 to $80,000 commensurate with experience.
