Development Accountant / Senior Development Accountant

About this Role

The Development Accountant plays a key role in supporting the financial management, reporting, and analysis of Conwest’s development projects and related legal entities. Working closely with Development Managers, Accounting, and Finance leadership, this role is responsible for maintaining project financial models, monitoring project performance against budget, supporting lender reporting, and assisting with the accounting and financial oversight of development entities.

This position combines development financial analysis with project accounting support, helping ensure that project financial information is accurate, timely, and aligned with project budgets, financing requirements, and internal reporting needs.

Success in this role requires strong analytical ability, attention to detail, and the ability to collaborate effectively with both finance and development teams.

Key Responsibilities

Project Financial Analysis & Modelling

  • Prepare and maintain development project proformas, budgets, and cash flow forecasts for projects within the assigned portfolio.
  • Update project financial models monthly with actual financial results, ensuring alignment between project financial models and accounting records.
  • Perform variance analysis comparing actual project costs to approved budgets, identifying key drivers and ensuring projected costs to complete remain accurate.
  • Support long-range project financial planning and scenario modelling, including sensitivity analysis and development timeline adjustments.
  • Assist Development Managers in preparing and maintaining milestone proformas and project financial updates.

Development Project Accounting

  • Perform the accounting and financial reporting for development property entities, ensuring financial information is accurate, complete, and aligned with project budgets, financing requirements, and internal reporting needs.
  • Maintain the general ledger, supporting schedules, and reconciliations for development entities, ensuring accounting records are accurate and properly supported.
  • Review and record direct project cost entries, investigate discrepancies, and perform complex job cost reconciliations to ensure project costs are properly recorded.
  • Enter approved project budgets and budget revisions into the job cost system and ensure consistency between project budgets, financial models, and accounting records.
  • Prepare month-end, quarter-end, and year-end working papers for development entities, including reconciliations and supporting schedules required for financial reporting.
  • Monitor and track project warranty provisions and related financial reserves, ensuring appropriate accounting treatment and supporting documentation.
  • Ensure development entity accounting remains consistent with internal policies, project budgets, and financing requirements, escalating issues or discrepancies as appropriate.

Construction Financing & Lender Reporting

  • Prepare monthly construction draw packages and supporting schedules for projects within the assigned portfolio.
  • Coordinate responses to quantity surveyor and lender information requests related to construction financing.
  • Monitor and maintain project financing schedules, including tracking of banker’s acceptances, CORRA hedging arrangements, and loan utilization.
  • Assist with compliance monitoring for financing agreements and lender reporting requirements.

Project Reporting

  • Prepare the monthly project reports, including variance analysis, commentary, and updates on project financial performance.
  • Assist with inputs into corporate development cash flow forecasts, including active, future, and income-producing properties.
  • Prepare and maintain tracking of letters of credit, refundable deposits, and other project-related financial instruments.
  • Prepare and maintain project WIP and cost of sales reporting for development projects and related entities.
  • Support the team and external advisors during year-end accounting engagements, including preparation of supporting schedules and responding to audit or review requests.
  • Assist with preparation of corporate, partnership, and trust tax filings related to development entities, including gathering required financial information and supporting documentation.
  • Assist with GST filings and other tax compliance requirements related to development projects and entities.
  • Support the review and monitoring of property tax assessments, accruals, and related appeals, coordinating with external advisors and project teams as required.
  • Ensure project financial reporting supports lender reporting requirements, financing agreements, and other compliance obligations.

Systems, Reporting & Process Improvement

  • Support maintenance and optimization of financial systems and development reporting tools, including Reflex and Power BI.
  • Assist with creation of financial reports, dashboards, and data queries to support development and finance teams.
  • Participate in improving accounting processes, financial reporting structures, and internal controls related to development entities and projects.
  • Assist in maintaining accurate project data structures including cost codes and project setup within ERP systems.

Team Support & Special Projects

  • Provide support and backup to other members of the Development Accounting team as required.
  • Assist with special projects and financial analysis as assigned.

Other Qualifications

  • CPA designation or progress toward CPA preferred, or equivalent post-secondary education in accounting, finance, or related discipline.
  • 3+ years of experience in real estate development, construction accounting, or project finance environments.
  • Strong financial modelling and analytical skills, including advanced proficiency in Excel.
  • Experience working with ERP systems, development job cost systems, and Power BI or similar reporting tools considered an asset.
  • Understanding of real estate development financial structures, project budgeting, and construction financing preferred.
  • Strong communication and interpersonal skills, with the ability to collaborate effectively with development and finance teams.
  • Highly organized with strong attention to detail and the ability to manage multiple projects and deadlines.
  • Self-motivated and comfortable working in a fast-paced, entrepreneurial environment.

Compensation & Benefits

  • Salary Range: $80,000 – $105,000 base salary depending on experience and level
  • Bonus eligibility and comprehensive benefits package.
