About the Role

The Acquisitions Analyst will be an integral member of a dynamic and collaborative team involved in a wide breadth of industrial and commercial real estate development projects. This role reports to the VP, Acquisitions & Asset Management and works directly with the Manager, Acquisitions while collaborating closely with development, sales, accounting, and finance.

Operating with a high degree of ownership and accountability, the Acquisitions Analyst will support the identification, evaluation, and execution of acquisition opportunities, while contributing to data-driven decision making and investment strategy.

Key Responsibilities

  • Support theanalysis of acquisition opportunities, including gathering, analyzing and presenting property, financial and market data to inform investment decisions.
  • Participate in the due diligence process, including reviewing and analyzing related property reports coordinating with consultants, and engaging with regulators and stakeholders to advance transactions.
  • Build, maintain and continuously improve detailed financial models (proforma, DCF, IRR, equity multiple, sensitivity analyses) to assess acquisition opportunities and support investment recommendations.
  • Prepare acquisition materials and internal documentation, , including land reports, risk registers, and supporting schedules, ensuring accuracy, consistency, and alignment with internal standards.
  • Own and maintain the acquisitions pipeline database and deal tracking system, ensuring data integrity, consistency, and accessibility to support timely and informed decision making.
  • Execute on market research function, including:
  • Track and interpret broad economic indicators relevant to industrial demand

  • Identify emerging themes and structural tailwinds or headwinds affecting the industrial sector

  • Conduct ongoing analysis of vacancy rates, net absorption, average asking rents, and new supply pipeline across target submarkets

  • Maintain a proprietary database of land sales, building sales, lease transactions, and development pipeline data to supplement third-party broker reports

  • Track land values, recent land sales comparables, and development trends to inform site pricing and feasibility

  • Prepare regular market research summaries, submarket snapshots, and investment thesis updates for use by the acquisitions, sales and leadership teams

  • Proactively build and maintain relationships withbrokers, appraisers, lenders, and other industry professionals to gather real-time market intelligence on transactions, pricing, and development activity.
  • Monitor and summarize relevant policy and regulatory changes, providing timely insights to support internal decision making.
  • Support broader acquisitions and corporate initiatives, taking on additional responsibilities and projects as required.

Other Requirements

Qualifications

  • A Bachelor’s degree, preferably in Business, Finance or Real Estate.
  • 3+ years working experience in real estate development, acquisitions or finance is preferred.
  • Strong understanding of real estate financial modeling and investment analysis, with advanced MS Excel skills and the ability to build and maintain complex financial models.
  • Highly analytical with strong attention to detail and accuracy.
  • Self-starter who demonstrates initiative, takes ownership of responsibilities, and works effectively both independently and as part of a team.
  • Strong interpersonal and communication skills, both verbal and written, with the ability to build effective working relationships.
  • Ability to plan, prioritize, and execute work in a fast-paced environment, exercising sound judgment and consistently meeting deadlines.

Salary range is $70,000 to $80,000 commensurate with experience.
